The Director of Consumer Affairs at Bank Tabungan Negara (BTN), Hirwandi Gafar, said that in recent years, several locations in Tangerang, Banten, which previously supplied subsidized housing, have now become residential areas favored by the upper middle class.
"The Greater Tangerang area is already quite a marketable name. We've seen several major developers enter the Tangerang area, and the commercial properties they're offering have sold out," Hirwandi said at the inauguration of the residential area in Tangerang on Sunday.
According to data, BTN mortgage distribution in the Greater Tangerang area reaches 30 percent of the total in Greater Jakarta. In fact, Banten is the second-largest province in terms of BTN mortgage distribution, after West Java.
This is further supported by research by the property portal Pinhome, which shows that Greater Tangerang, in the upper-middle segment, shows signs of the potential for maximum asset value increases.
"This region also continues to experience growth, as evidenced by the largest increase in new home inventory from leading developers in the first half of 2025. The total inventory of middle-to-upper-class homes surged by 43 percent," he said.
He stated that Greater Tangerang has become a buffer zone for Jakarta, a hub for property growth. This area has been extensively developed, with independent cities featuring attractive concepts.
"Previously, commercial residential development was mostly concentrated in Tangerang City. Currently, commercial residential development is increasingly vibrant in Tangerang Regency," he said.
